1 <br /> the smaller lots are clustered in the wooded area resulting in an 13 <br /> overall project density of one dwelling unit per two acres. <br /> Proposed building setback lines are larger than required by the <br /> ordinance. The front setback on the lots is proposed to be 50 feet. <br /> The Zoning Ordinance requires a minimum front setback of 40 <br /> feet. The side and rear setbacks are proposed to be 30 feet. The <br /> Zoning Ordinance requires 20 feet. <br /> b. The retention and/or provision of landscaping and use of clustering <br /> of dwelling units to screen the view of the subdivision from public <br /> roads,maintain a wooded or forested character, maintain scenic <br /> views, or preserve wildlife,botanical, historic, archaeological <br /> and/or recreation sites; <br /> Most of the open field along the access road is located in the 4.00 <br /> and 2.86 acre lots. A viewshed easement is proposed, thus <br /> maintaining the scenic view provided by the field. There will also <br /> be a 30 ft. Buffer provided along New Sharon Church Road to <br /> screen the view of the subdivision. <br /> 2. The number, location and/or size of lots to be located in the subdivision <br /> are such that, even if constructed to State standards,the streets would not <br /> be accepted by the State for maintenance due to density or other State <br /> requirements. <br /> Upon buildout, the subdivision will meet NCDOT density requirements. <br /> 3. Recreation and/or open space areas, including lands containing significant <br /> botanical, wildlife,historic and/or archaeological sites,are to be dedicated <br /> and/or preserved through restrictive covenants in amounts significantly <br /> greater than required by standards for recreation/open space dedication. <br /> A viewshed easement is proposed on the property. There is no <br /> requirement for the dedication of recreation or open space area <br /> 4. Significantly larger than required stream buffers and lot sizes, and/or other <br /> design features are proposed as part of a subdivision to be located in a <br /> Protected Watershed as designated on the Orange County Comprehensive <br /> Plan to reduce the amount of impervious surface and cause infiltration of <br /> storm water run-off to prevent the pollution of water supply reservoirs. <br /> The stream shown flowing through the open space is not indicated on the <br /> USGS quadrangle map, therefore a stream buffer is not required. <br /> However, the drainage area is located in the larger lots with a 30 foot <br /> drainage easement to allow easier infiltration of storm water run-off and <br /> prevent pollution. <br /> 3 <br />
