It is situated on the <br /> ridge line between the Upper Eno and the Back Creek protected watersheds,which <br /> is also the boundary between the Neuse and Cape Fear River basins. The zoning is <br /> Rural Residential (R-1), Upper-Eno-PW,and Back-PW.Adjacent land uses are <br /> residential. <br /> The total acreage of the tract is 17.1 acres.Nine(9)new residential lots are <br /> proposed that range in size from 1 to 6 acres. All lots will be served by individual <br /> wells and septic systems. <br /> A private Class B road is proposed to provide access to all nine lots from Frazier <br /> Road. The applicant's private road justification is included in the attachments <br /> followed by the Staff evaluation of the justification. With the Preliminary Plan,the <br /> applicant has submitted restrictive covenants to ensure tree protection, larger <br /> setbacks/building envelopes,and to prohibit further subdivision. <br />
