27 <br /> e. In the event any agreement contained in this Lease <br /> should be breached by either party and thereafter waived by the <br /> other party, such waiver shall be limited to the particular <br /> breach so waived and shall not be deemed to waive any other <br /> breach hereunder. <br /> 12 . Notices. All notices, certificates or other <br /> communications hereunder shall be sufficiently given and shall be <br /> deemed given when mailed by registered mail, postage prepaid, <br /> addressed as follows: If to Landlord, at 200 S. Cameron Street, <br /> Hillsborough, North Carolina 27278; if to Tenant, at <br /> , Attention of <br /> Landlord and Tenant may by notice given <br /> hereunder, designate any further or different address to which <br /> subsequent notices, certificates or other communications shall be <br /> sent. <br /> 13 . Binding Effect. This Lease shall inure to the benefit <br /> of and shall be binding upon Landlord, Tenant and their <br /> respective successors and assigns, subject, however, to the <br /> limitations contained herein. <br /> 14. Severabilitv. In the event any provision of this Lease <br /> shall be held invalid or unenforceable by any court of competent <br /> jurisdiction, such holding shall not invalidate or render <br /> unenforceable any other provision hereof. <br /> 15. Amendments, Changes and Modifications. Except as <br /> otherwise provided in this Lease, it may not be effectively <br /> amended, changed, modified, altered or terminated without the <br /> written consent of Landlord and Tenant. <br /> 16 . Execution Counterparts. This Lease may be executed in <br /> several counterparts, each of which shall be an original and all <br /> of which shall constitute but one and the same instrument. <br /> 17 . Net Lease. This Lease shall be deemed and construed to <br /> be a "net lease, " and Tenant shall pay absolutely net during the <br /> Lease Term the rent and all other payments required hereunder, <br /> free of any deductions, without abatement or set-off other than <br /> those herein expressly provided. <br /> IN WITNESS WHEREOF, Landlord and Tenant have caused this <br /> Lease to be executed in their respective corporate names and <br /> their respective corporate seals to be hereunto affixed and <br /> attested by their duly authorized officers, all as of the date <br /> first above written. <br /> ORANGE OF ORANGE, NORTH CAROLINA <br /> By: <br /> Moses Carey, Jr. , Chair <br /> Board of Commissioners <br /> 16 <br />
