It is currently <br /> zoned Agricultural Residential and Flat River Protected Watershed. In the Land Use <br /> Element of the Comprehensive Plan it is designated as Agricultural Residential and <br /> Water Supply Watershed. <br /> The property was part of a farm over twenty years ago. Former fields are now <br /> covered by typical early successional growth. Slopes are gentle except along the <br /> intermittent stream which flows generally southeast where limited slopes approach <br /> 33 percent. The soils are typical for Orange County with moderate limitations for <br /> septic systems,dwellings,and road construction. <br /> Phase I of La Mesa contained eight(8)lots approved in 1989. The original <br /> preliminary approval expired in 1990.A new Concept Plan was approved in 1995. <br /> Phase 11 was approved by the Board of Commissioners in August 1996 for 21 lots <br /> and new public roads on 45 acres. Fourteen(14)new residential lots are proposed in <br /> Phase III. The total acreage of Phase III is approximately 23 acres. Proposed lot <br /> sizes are between 0.98 and 2.67 acres. Each lot will have an individual well and <br /> septic system. <br /> In 1994 the average daily traffic count for this part of Bacon Road was 70 trips per <br /> day.
