The total area encompassed by the <br /> Concept Plan is 595 acres. The overall density of development is one dwelling unit per <br /> 2.12 acres. <br /> Phase I (99 acres,47 lots)received Preliminary Plan approval on December 19, 1995. <br /> Phase I is generally bounded by NC 10, New Hope Church Road and Stoney Creek. <br /> Of the 23.3 acres of open space included in Phases I, 8.3 acres are in a conservation <br /> area consisting of wetlands located in the floodplain of Stoney Creek. The remaining <br /> open space area contains two community wells, as well as area within the Duke <br /> Power transmission line easement. <br />
