SURVEY CONTROL <br /> Survey control for all McGill Associates'projects is established <br /> on the NAD83 horizontal datum(North Carolina State Plane <br /> adjustment 2007)and the NAVD88 vertical datum by using a <br /> combination of static GPS and RTK GPS receivers. We have <br /> established customized grid projections for Western North <br /> Carolina that allow actual ground distance surveys that are <br /> on the NAD83 datum. This allows us to easily provide high <br /> precision state plane grid surveys for GIS or other geodetic <br /> applications and also provide ground distance surveys on the <br /> NAD83 datum for conveyance and recording. <br /> Once survey control for the project area is established, <br /> conventional traverse loops and networks are surveyed to <br /> extend control and locate the site information required to <br /> complete the survey. Our static GPS solutions are performed <br /> with Topcon Tools software and utilize a least squares <br /> adjustment at the 95%confidence level to assess and <br /> report positional tolerances for control points. The raw data <br /> from traverse loops,RTK GPS vectors and control network <br /> observations are imported into Terramodel 10.6 raw data <br /> editor,adjusted for atmospheric and geodetic corrections,and <br /> then analyzed and adjusted by the least squares method at <br /> the 95%confidence level to generate the final coordinates. <br /> SURVEY REPORTS, PROPERTY ISSUES & <br /> BOUNDARY LINE SURVEYS <br /> Reports can be generated for both GPS and conventionally <br /> traversed networks that identify positional tolerances for each <br /> point surveyed. This ensures high quality positioning and a <br /> tangible method of assessing coordinate and survey integrity. <br /> Our survey department has detailed experience with a wide array of real property issues and boundary line surveys. We regularly conduct <br /> surveys for easement acquisition along public utilities,subdivisions of land and boundary retracements. We have experience with ALTA surveys <br /> and their requirements. <br /> All projects involving property boundary lines are thoroughly researched including adjacent property owners. Planning boards are consulted <br /> on all projects to ensure compliance with planning and zoning rules. Title documents and on-site field evidence are both examined for gaps <br /> and overlaps of ownership and encumbrances. If problems are found,these are addressed with adjacent property owners and resolved and/or <br /> reported on the final plat of the survey. <br /> NCDOT and government officials are contacted for existing right-of-way information and the findings are reported on the final plat. We have <br /> thorough knowledge and experience with creating property boundary descriptions that are retraceable in the field by a surveyor and tied to a <br /> geodetic system.
