Industry space use terminoloov <br />13 <br />This report, in keeping with industry standards, considered _gross square footage for <br />calculations and assessments related to asset valuation and financial comparison, and <br />usable, or rentable, square footage for calculations and assessments related to space use. <br />The First floor of the Link Center has been used as an example here to visually demonstrate <br />the individual industry standard categorizations of spaces within buildings. <br />The gross square footage of an area is calculated as the sum of the floor areas within the <br />outside faces of the exterior walls for all stories which have usable floor surfaces. The <br />following plans, quantities of space, and layout (used as an example) was provided directly <br />by Orange County and was not confirmed by ECS. <br />As an example, Figure 1 below demonstrates the gross square footage of the first floor level <br />of the Link Government Services Center. <br />Figure 1 <br />GROSS SQUARE FEET <br />13,050 <br />Usable square footage includes all assignable square footage plus a portion of non - <br />assignable square footage (including service areas (custodial, restrooms), circulation areas, <br />and mechanical areas, as defined below). Assignable square footage includes areas on all <br />floors of a building assigned to, or available for use by, an occupant, including space <br />functionally usable by an occupant. <br />In the private sector lease market, these areas, though not assignable to an individual <br />building occupant, would be charged to all building occupants on a pro -rated basis <br />proportional to the assignable square footage included in their lease. <br />Figure 2 below demonstrates assignable square footage for the first floor of the Link <br />Government Services Center. <br />-2- <br />
