Box 633 <br /> Chapel Hill, N.C. 27514 <br /> RE: Community School for People Under Six <br /> Zoning Compliance Permit (File # 84.13) <br /> Dear Ms. Mercer-McLean : <br /> Town Manager Cal Horton has asked me to respond to your letter of June 10, which <br /> requests waiver of zoning requirements. I am sorry to report that after inspecting the <br /> site and discussing the request with the Town Manager and key Town staff, we cannot <br /> offer you the relief you are seeking. <br /> In your letter you refer to our approval of your application for a Zoning Compliance <br /> Permit. That approval contained conditions, including requirements to: <br /> - Pave your existing parking lot; <br /> - Indicate how the parking lot will be screened and shaded; <br /> - Provide a dumpster pad; and <br /> - Provide a five-foot planting strip between the building and parking lot. <br /> With this letter we are reiterating those requirements, along with the other conditions <br /> noted in a May 9 letter from our Development Coordinator, Ms. J.B. Culpepper, to your <br /> architect, Mr. Steven Triggiano. <br /> I understand that these site improvements cost money. However, they are basic <br /> improvements routinely required of development projects in Chapel Hill. Upon <br /> inspection of your site, I was reminded of the conditions which currently exist: gravel <br /> spilling out into the street, erosion of the bank on both sides of the driveway, an <br /> unshaded and unscreened parking area, a dumpster that rests on a combination of grass <br />
