It is zoned Agricultural Residential and Lower Eno Protected <br /> Watershed. The property is wooded with large residential lots to the north and <br /> south. The tract is 30.64 acres in size with seven (7) new residential lots proposed <br /> that average 4.38 acres in size. <br /> Road Access <br /> The new lots will have access to Pleasant Green Road via Sibling Pine Drive, a <br /> proposed new private road. The applicant's private road justification and the <br /> Planning Staffs analysis are attached. The private road is justified through the <br /> subdivision's location in the Lower Eno Protected Watershed, lots that are over <br /> twice the minimum lot size and side and rear setbacks that are over twice the <br />
