It is zoned Agricultural Residential and Lower Eno Protected Watershed. The <br /> property is wooded with large residential lots to the north and south. The tract is 30.64 <br /> acres in size with seven(7)new residential lots proposed that average 4.38 acres in size. <br /> Each lot will have an individual well and septic system. The new lots will have access to <br /> Pleasant Green Road via Sibling Pine Drive, a proposed new private road. The <br /> applicant's private road justification and the Planning Staff s analysis are attached. <br /> The private road is justified through the subdivision's location in the Lower Eno <br /> Protected Watershed, lots that are over twice the minimum lot size and side and rear <br /> setbacks that are over twice the minimum required. Also,the subdivision will not be <br /> visible from Pleasant Green Road. The Planning Staff recommends that the proposed <br /> private road meet class B standards. <br />
