ORANGE COUNTY PLANNING DEPARTMENT 19 <br /> ' 306F REVERE ROAD <br /> HILLSBOROUGH, NORTH CAROLINA 27278 <br /> It <br /> Y ee <br /> II IR. <br /> STAFF EVALUATION OF PRIVATE ROAD JUSTIFICATION <br /> SUBDIVISION: The Clearings at Tom's Creek-Preliminary Plan <br /> DATE: May 13, 1996 <br /> The standards contained in the Subdivision Regulations pertaining to public and private <br /> roads are listed below as amended 8/8/94. The Planning Staff comment regarding each <br /> is provided in italics. <br /> IV-B-3-d-1. Roads -Public roads are generally required in all subdivisions and will be <br /> required where it is found that: <br /> 1. The subdivision roads would be accepted by the State for <br /> maintenance if: <br /> a. They are built in a manner which satisfies the minimum State <br /> design and construction criteria for subdivision roads; and <br /> (If the roads were built according to State construction standards, Dairy <br /> Ridge Road would be eligible for maintenance when five[51 permanent <br /> residences are constructed Tom's Creek Court could be accepted with <br /> four[4]residences.) <br /> b. They would satisfy other requirements for addition to the State <br /> maintenance system, including, but not limited to,the general <br /> density standard of at least two occupied residences for each one- <br /> tenth of a mile of subdivision road; or <br /> (A cul-de-sac greater than two tenths of a mile but less than one mile long <br /> must provide ingress and egress for at least five [51 occupied residences <br /> in order to meet the State's density requirement. Dairy Ridge Road would <br /> serve 20 residences. Tom's Creek Court will serve five residences.) <br /> 2. The subdivision roads extend existing roads which are public; or <br /> (Not applicable.) <br />
