_ c <br /> Lj <br /> 18 ` <br /> Private Road Justification <br /> The proposed subdivision merrits a private road to preserve the rural <br /> character of the local country side. The average lot size is 4.6 acres, which <br /> is more than twice the minimum lot size of 2 acres in the Cane Creek <br /> watershed area. <br /> The existing layout of forrested areas and fields on this former dairy farm <br /> will be preserved. This will allow current wildlife patterns to be <br /> maintained. <br /> Also a portion of land containing this propertie s creek will be maintained <br /> in its natural state as a wildlife corridor. <br /> Other land will be set aside for recreational use by this community. <br /> This private road will create less impervious surface area than a public <br /> road. <br /> The cost of a public road would be made higher than usual by the need to <br /> cross creek, steep slopes and drainage ways. A public road could not follow <br /> the land and treelines as well to avoid destroying natural features. <br /> Convenats will be created to maintain the rural character by specifying <br /> building envelopes and/or set backs to encourage lot ownners to keep home <br /> sites under shelter of trees and out of clear view of passers by.
