The total study area considered for inclusion in the EDD is <br /> bounded by Buckhom Road to the west, West Ten Road to the south, I-85 to the <br /> north and the boundary of the Upper Eno Critical Area to the east. The study <br /> area is now designated in the Land Use Element of the Orange County <br /> Comprehensive Plan as a Commercial/Industrial Activity Node, which allows <br /> property owners to request rezoning to certain commercial and industrial zoning <br /> districts. Property included in an Economic Development District will not need <br /> to be rezoned at the time of development if it is developed in accordance with the <br /> Economic Development District Design Manual. <br /> Expansion of the EDD west of Buckhom Road, south of I-85, will be <br /> considered after obtaining input from Mebane concerning cooperative planning <br /> efforts. <br />
