22 <br /> Whitfield Road was available for this lot. A cross access easement for drive <br /> connection to a roadway internal to the site is recommended. <br /> Eastern Entrance: Although the current drive location is the best location on <br /> this section of the site, sight distance was a concern. Mr. Edwards (NCDOT) <br /> did request a review of the sight distance in the western direction based on 550 <br /> If of sight distance. <br /> ANALYSIS: <br /> Sight Distance Sight distance at the eastern entrance was evaluated using LIDAR topography <br /> Evaluation supplemented by survey information. Trees located in the vicinity were <br /> surveyed and all data entered into ACAD. A line of sight profile was then <br /> produced based on the following: <br /> • A car located approximately 10 feet from the edge of pavement <br /> carrying a driver located at 20' from the edge of pavement. <br /> • A car approaching the drive <br /> • A 550 If sight distance. <br /> • Survey data indicating the existing property boundary and trees <br /> located in the vicinity <br /> RESULTS: <br /> Based on this information, the line of sight remains within the Whitfield Road right-of-way. Although some <br /> trees currently impede the line of sight, this can be remedied in the following manner: <br /> • All trees which obstruct the line of sight and are located in the right-of-way on the roadway <br /> embankment should be removed. <br /> • All trees overhanging this line can be pruned back to the right-of-way line. <br /> • In all cases, trees which directly impeded the line of sight are also located within the current <br /> Whitfield Road right-of-way and are not buffer trees. <br /> CONCLUSION: <br /> Based on the results of this analysis, the entrance proposed are actually placed at the optimal points to <br /> achieve safe access to the site and should be approvable by NCDOT and Orange County. <br /> ATTACHMENTS: <br /> Exhibits <br /> Proposed Development ACAD Plan <br /> Sight Distance Exhibit ACAD Profile <br />
