I have been in the development business in Orange County <br /> 33 for about 30 years. I developed the Northfield of Creekwood and Woodkirk Subdivision on Highway 86. This <br /> 34 property belongs to an LLC, the heirs of Charles Johnston. . The Johnston Family has owned property in this area <br /> 35 since the 1750s. They were one of the original in Orange County to receive a land grant from King George II in 1752. <br /> 36 I was honored to develop Creekwood property and in conjunction we were able to set aside Johnston Mill Nature <br /> 37 Preserve with Triangle Land Conservancy. Some of the family had a desire to keep their land in Orange County. <br /> 38 Our goal, as developers,was to find a plan that made good use of the property as a residential development but also <br /> 39 was sensitive to the creek and existing wild life. We feel we have done that with the flexible concept plan we have <br /> 40 submitted. Drainage is an issue so I have Tim McAvinney from Earth Centric Engineers in Mebane. There are not <br /> 41 trails at this time but based on discussions there is some interest in developing the trail system. We have also <br /> 42 provided an internal easement. Earth Centric met with Chuck Edwards (District Engineer) in looking at those street <br /> 43 locations and DOT advised us that the locations are acceptable to them. We would like to have a lower posted <br /> 44 speed limit. <br /> 45 <br /> 46 Alan Campbell: Do you have a homeowner's association? <br /> 47 <br /> 48 Tom Heffner:Yes. The HOA will be I charge of the open space. <br /> 49 <br /> 50 Lisa Stuckey: It sounded like the folks advocating for a conventional plan were worried about septic field sufficiency. <br /> 51 <br /> 52 Tom Heffner: That was the health department. The area set aside for the septic field is the same in both fields. The <br /> 53 health department's view was the bigger the lot, the better. <br /> 54 <br /> 55 Tony Blake: What is the typical size regarding bedrooms? <br />
