I have been in the development business in Orange County 33 for about 30 years. I developed the Northfield of Creekwood and Woodkirk Subdivision on Highway 86. This 34 property belongs to an LLC, the heirs of Charles Johnston. . The Johnston Family has owned property in this area 35 since the 1750s. They were one of the original in Orange County to receive a land grant from King George II in 1752. 36 I was honored to develop Creekwood property and in conjunction we were able to set aside Johnston Mill Nature 37 Preserve with Triangle Land Conservancy. Some of the family had a desire to keep their land in Orange County. 38 Our goal, as developers,was to find a plan that made good use of the property as a residential development but also 39 was sensitive to the creek and existing wild life. We feel we have done that with the flexible concept plan we have 40 submitted. Drainage is an issue so I have Tim McAvinney from Earth Centric Engineers in Mebane. There are not 41 trails at this time but based on discussions there is some interest in developing the trail system. We have also 42 provided an internal easement. Earth Centric met with Chuck Edwards (District Engineer) in looking at those street 43 locations and DOT advised us that the locations are acceptable to them. We would like to have a lower posted 44 speed limit. 45 46 Alan Campbell: Do you have a homeowner's association? 47 48 Tom Heffner:Yes. The HOA will be I charge of the open space. 49 50 Lisa Stuckey: It sounded like the folks advocating for a conventional plan were worried about septic field sufficiency. 51 52 Tom Heffner: That was the health department. The area set aside for the septic field is the same in both fields. The 53 health department's view was the bigger the lot, the better. 54 55 Tony Blake: What is the typical size regarding bedrooms?
