34 <br /> Village Development Standards <br /> RESIDENTIAL USE PROVISIONS <br /> Land designated for Residential Uses may be used for the following purposes: <br /> Land Use . Detached single-family dwellings. <br /> • Home occupittions of a professional and/or office nature when located on the second floor <br /> of a permitted outbuilding. <br /> • An accessory residential apartment when located in a permitted outbuilding. <br /> • At least 40 percent of the land area in the Village Proper shall be designated for House <br /> Area use. <br /> • Densities within Residential Use areas should decrease as distance from the Village <br /> Land Center increases. <br /> Allocation . House Area lots shall have an average lot frontage of 75 feet. <br /> • A maximum of two(2)lots may be combined for the purpose of constructing a single <br /> building. <br /> • Setback requirements on combined lots shall be the same as for single lots. <br /> • Buildings shall be set back between 15 feet and 25 feet from the front property line. <br /> • On at least 30 percent of all Residential Use area lots, the lot frontage shall have a <br /> masonry wall,wood fence or hedge, no less than 50%opaque,built within five(5)feet of <br /> the property line,and at least three(3)feet in height. <br /> Lots • Buildings shall be set back from the side property lines equivalent(in total)to no less than <br /> & 20 percent of the lot width.The entire setback may be allocated to one side. <br /> Buildings . Buildings shall be set back no less than 30 feet from the rear property line. <br /> • Building coverage may not exceed 50 percent of the lot area. <br /> • Buildings may not exceed two(2)stories in height. <br /> • One (1) outbuilding is permitted on each lot, provided its ground floor area does not <br /> exceed 450 square feet, it does not to exceed two (2) stories in height, and it is located at <br /> least four (4) feet from one side property line. There is no setback requirement for <br /> outbuildings from the rear property line. <br /> • Lots shall front on a street with a maximum right-of-way width of 60 feet,consisting of at <br /> least two 12-foot travel lanes,8-foot parallel parking on one side, and a 5-foot sidewalk on <br /> one side. <br /> Streets . Lots shall have their rear lot lines coinciding with the right-of--way of a 24-foot alley, <br /> & containing a vehicular pavement width of at least 12 feet if one-way; 16 feet if two-way. <br /> Alleys . Provision shall be made for service delivery, utility poles (if any) and trash collection at <br /> the rear lot line. <br /> • Street trees shall be planted on both sides of the street at no more than 40-foot intervals. <br /> They shall be deciduous and of varieties that obtain a mature height of at least 50 feet. <br /> • The number of parking and loading spaces shall be provided in accordance with Article 10 <br /> of the Zoning Ordinance. <br /> Parking . All off-street parking spaces shall be located to the side or rear of the building. When <br /> access is through the lot frontage, garages and carports shall be located a minimum of 10 <br /> ,feet behind the front building wall line. Front-facing garage doors shall be painted to <br /> match the color of the main house. <br />
