33 <br /> Village Development Standards <br /> TOWNHOUSE USE PROVISIONS <br /> Land designated for Townhouse Uses may be used for the following purposes: <br /> • Attached dwellings including townhouses and apartments. <br /> • Day care centers. <br /> Land Use . Bed and breakfast establishments. <br /> • Retirement centers. <br /> • Home occupations of a professional and/or office nature when located on the second floor <br /> of a permitted outbuilding. <br /> • An accessory residential apartment when located on the second floor of a permitted <br /> outbuilding. <br /> • Not more than five percent(5°/a)of the land area in the Village Proper shall be designated <br /> for Townhouse Area use. <br /> Land • Townhouse Area lots shall have a lot frontage of 50 feet. <br /> Allocation . A maximum of 12 lots may be combined for the purpose of constructing a single building <br /> containing apartments. <br /> • Setback requirements on combined lots shall be the same as for single lots. <br /> • When attached, townhouses shall generally not comprise more than 15 percent of the <br /> street frontage in a residential district. <br /> • Buildings shall be set back either five(5)feet or 15 feet from the front property line. <br /> • The lot frontage shall have a masonry wall, wood fence or hedge, no less than 50% <br /> Lots opaque,built within five(5)feet of the property line,and at least three(3)feet in height. <br /> & • Buildings shall have no required setback from side property lines except on comer lots <br /> Buildings where the side yard setback adjacent to the street shall be five(5)feet. <br /> • Building coverage may not exceed 70 percent of the lot area. <br /> • Buildings may not exceed three(3)stories in height. <br /> • One (1) outbuilding is permitted on each lot, provided its ground floor area does not <br /> exceed 450 square feet, it does not to exceed two (2) stories in height, and it is located <br /> within 30 feet of the rear property line and at least four (4) feet from one side property <br /> line. <br /> • Lots shall front on a street with a maximum right-of-way width of 60 feet,consisting of at <br /> least two 12-foot travel lanes, 8-foot parallel parldng on both sides, and 6-foot sidewalks <br /> on both sides. <br /> Streets . Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley, <br /> & containing a pavement width of at least 12 feet if one-way or 16 feet if two-way. <br /> Alleys • Provision shall be made for service delivery, utility poles (if any), and trash collection at <br /> the rear lot line. <br /> • Street trees shall be planted on both sides of the street at no more than 40-foot intervals. <br /> They shall be deciduous and of varieties that obtain a mature height of at least 50 feet. <br /> • The number of parking and loading spaces shall be provided in accordance with Article 10 <br /> Parking of the Zoning Ordinance. <br /> • All off-street parking spaces shall be located to the rear of the building,with access <br /> through an alley only-On-street shall be provided in parallel <br />
