<br /> STOREFRONT USE PROVISIONS
<br /> Land designated for Storefront Uses may be used for the following purposes:
<br /> • Personal:service shops, including,but not limited to,barber and beauty shops,tailors, shoe
<br /> repair,dry cleaners,and similar uses.
<br /> • Specialized retail stores, including, but not limited to, the sale of gilts, novelties, flowers,
<br /> books, antiques, jewelry, apparel, toys and crafts, stationery, and similar uses. Comer
<br /> Land Use groceries,general stores,hardware stores,and drug stores are also permitted
<br /> • Restaurants,excluding fast food and/or drive-in establishments.
<br /> • Business and professional offices, including, but not limited to, real estate and insurance
<br /> offices, travel agencies, medical and dental offices, opticians, banks and financial
<br /> institutions(excluding drive-in windows),lawyers,engineers,and similar uses.
<br /> • Studios for art,dance,music,and photography.
<br /> • Accessory residential apartments built over stores and offices. Where provided, at least 25
<br /> percent of the floor area shall be designated for residential use.
<br /> • Not more than five percent(5 1/6)of the land area in the Village Proper shall be designated
<br /> for Storefront Area use.
<br /> Land • Storefront Area lots shall have a lot frontage of 16 feet.
<br /> Allocation . A maximum of five (5) lots may be combined for the purpose of constructing a single
<br /> building.
<br /> • Setback requirements on combined lots shall be the same as for single lots.
<br /> • Buildings lots shall have their front facade; e.g., building wall facing the street, built to
<br /> within five(5)feet of the front property line along at least 70 percent of the lot frontage.
<br /> • The unbuilt portion of the lot frontage shall have a masonry wall or wood fence, no less
<br /> Lots than 75%opaque,built within five(5)feet of the property line, and at least three (3) feet
<br /> & in height.
<br /> Buildings . Buildings shall have no setback from at least one (1) side property line except on comer
<br /> lots where the side yard setback adjacent to the street shall be five(5)feet.
<br /> • Building coverage may not exceed 70 percent of the lot area.
<br /> • Buildings may not exceed three 3 stories in height.
<br /> • Lots shall front on a street with a maximum right-of-way width of 70 feet,consisting of at
<br /> least two 12-foot travel lanes, 8-foot parallel parking on both sides, and 12-foot sidewalks
<br /> on both sides.
<br /> Streets • Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley,
<br /> & containing a vehicular pavement width of at least 12 feet if one-way or 16 feet if two-way.
<br /> Alleys • Street trees shall be planted on both sides of the street at no more than 40-foot intervals.
<br /> They shall be deciduous and of varieties that obtain a mature height of at least 50 feet.
<br /> • Provision shall be made for service delivery, utility poles (if any), and trash collection at
<br /> the rear lot line.
<br /> • The number of parking and loading spaces shall be provided in accordance with Article 10
<br /> of the Zoning Ordinance.
<br /> Parking • Not less than 75 percent of the parking spaces shall be located to the rear of the building.
<br /> The remaining spaces shall be accommodated in curbside parallel spaces and in side
<br /> parking lots screened from the street.
