26 <br /> Village Development Standards <br /> WORKSHOP USE PROVISIONS <br /> Land designated for Workshop Uses may be used for the following purposes: <br /> • Farm service support establishments. <br /> • Building and landscaping contractors. <br /> Land Use • Establishments involved in the repair, assembly, and/or manufacture of products which <br /> require only hand or table mounted electrical tools. <br /> • Automotive service uses, including the servicing and repair of automobiles, and sale of <br /> automobile parts,but excluding body repair shop and automobile storage. <br /> • Warehousing and distribution establishments, provided all storage is conducted entirely <br /> within a building. <br /> • Not more than two percent(2%)of the land area in the Village Proper shall be designated <br /> for Workshop Area use. <br /> • Workshop Area lots shall be grouped together, located at the edge of the Village Proper, <br /> Land and be no closer than 500 feet to the Village Green. <br /> Allocation • Workshop Area lots shall have a maximum lot frontage of 150 feet. <br /> • A maximum of two (2) lots may be combined for the purpose of constructing a single <br /> building. <br /> • Setback requirements on combined lots shall be the same as for single lots. <br /> • Buildings shall not be required to provide setbacks from front or side property lines. <br /> Lots • Workshop Area lots shall be separated from other types of use categories at the side or rear <br /> & property lines(except an entry onto an alley)by a continuous masonry or wood wall of not <br /> Buildings less than 10 feet in height or by a landscaped buffer of 100 feet in width. <br /> • Building coverage may not exceed 70 percent of the lot area. <br /> • Buildings may not exceed two(2)stories in height. <br /> • Lots shall front on a street with a maximum right-of-way width of 60 feet, consisting of at <br /> least two 12-foot travel lanes, 8-foot parallel parking on one side, and 5-foot sidewalks on <br /> both sides. <br /> Streets • Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley, <br /> & containing a vehicular pavement width of at least 12 feet if one-way; 16 feet if two-way. <br /> Alleys * Provision shall be made for service delivery,utility poles(if any)and trash collection at the <br /> rear lot line. <br /> • Street trees shall be planted on both sides of the street at no more than 40-foot intervals. <br /> They shall be deciduous and of varieties that obtain a mature height of at least 50 feet. <br /> • The number of parking and loading spaces shall be provided in accordance with Article 10 <br /> Parking of the Zoning Ordinance. <br /> • All off-street parking spaces shall be located to the side or rear of the building. <br /> • On-street parking spaces shall be curbside,and parallel to the curb. <br />
