That would be on the preliminary plan. <br /> Katz asked about the branch with the 100-foot <br /> stream buffer. Kirk responded that was another <br /> item that could change at the preliminary plan <br /> stage. The stream buffer would have to extend to <br /> the road; therefore, the possibility is great <br /> that there will be fewer than 19 lots when the <br /> preliminary plan is presented. <br /> MOTION: Waddell moved approval with the Planning Staff <br /> recommendations . Preliminary Plans <br /> (1) Phase 2 Charles' Woods <br /> (12 Lots - Eno Township) <br /> Presentation by Eddie Kirk. <br /> The property is located on the east side of <br /> Dumont Drive (SR 1595) in Eno Township. It is <br /> zoned AR and L-ENO-PW and designated Agricultural <br /> Residential and Lower Eno Protected Watershed in <br /> the Land Use Element of the Comprehensive Plan. <br /> The approved Concept Plan involved 52 lots with a <br /> total area of 81. 2 acres proposed to be <br /> subdivided. This- phase includes 18 . 77 acres . <br /> Twelve (12) lots are proposed which average 1 .26 <br /> acres in size. All lots would have individual <br /> wells and septic tanks. All roads are proposed to <br /> be public. Alex Drive will be the main entrance <br /> road extending northeast from Phase I . Settlers <br /> Trace will extend off Alex Drive to serve the <br /> individual lots . In Phase I Alex Drive <br /> intersected with Dumont Drive which is off the <br /> south side of St . Mary' s Road. <br /> The Planning Board approved the Concept Plan for <br /> Charles' Woods Subdivision on May 15, 1995 . Phase <br /> I of the Preliminary Plan contained 15 lots and <br /> was approved by the Board of Commissioners on <br />
