Davis <br /> (AR to AS) <br /> Presentation by Jim Hinkley. <br /> The property is located in the southwest corner <br /> of NC 54 and White Cross Road and is known as Lot <br /> No. 6.30. .7M. The proposed zoning lot abuts a <br /> . 11-acres (4,889 sf)NC-2 Neighborhood Commercial <br /> district (6.30. .7B) located on the immediate <br /> corner of the intersection. <br /> The property is located in the Agricultural <br /> Residential Land Use Plan Designation and the <br /> White Cross Rural Community Activity Node. <br /> Across NC 54 to the north, properties are zoned <br /> AR Agricultural-Residential, NC-2 Neighborhood <br /> Commercial, and LC-2 Local Commercial. Across <br /> White Cross Road to the east, the land is zoned <br /> NC-2 Neighborhood Commercial and R-1 Rural <br /> Residential. <br /> The intent of AS Agricultural Services zoning <br /> district is to provide for rural non-farm, non- <br /> residential uses which support horticultural- <br /> silvacultural uses. The application criteria <br /> state that an AS district will usually be applied <br /> where the following conditions exist: <br /> 1. -The site is within areas designated by the <br /> adopted Comprehensive Plan as Agricultural- <br /> Residential. No change in the Comprehensive <br /> Plan is required. <br /> 2 . Normally, the maximum amount of land zoned AS <br /> at any location shall not exceed ten acres. <br /> There are 17 uses permitted by right in the AS <br /> Zoning District. Two require approval of a Class <br /> A Special Use Permit, and four require approval <br /> of a Class B Special Use Permit. Any of these <br /> uses, either by right or with special conditions, <br /> could be allowed on the proposed zoning lot.
