Davis and James L. Davis for part of a parcel <br /> between NC 86 and Old NC 86, south of the Town of Hillsborough. <br /> The area proposed for re-designation is a 50-acre portion of a 108-acre <br /> parcel on the southeast side of Cates Creek in Hillsborough Township. <br /> The property is undeveloped and is adjacent to the I-40/Old 86 Economic <br /> Development District.The site is currently designated Rural Residential, <br /> while the remainder of the parcel is designated Twenty Year Transition. <br /> The applicants are requesting that the 50-acre portion also be designated <br /> as Twenty-Year Transition. <br /> The designation of Twenty-Year Transition is applied to land in transition <br /> from rural to urban uses which has or will have access to public water and <br /> sewer service.The proposed designation of Twenty-Year Transition would <br /> allow potential rezoning of the property to higher-density residential uses. <br /> The site is currently zoned R-1, with a minimum lot size of 0.92 arses. <br /> This item was presented for public hearing on November 27, 1995. One <br /> person asked about future buffering requirements and next steps in the <br /> development process. On December 18, 1995, the Planning Board <br /> unanimously recommended approval of the amendment. <br /> RECOMMENDATION: The Administration recommends approval of the proposed amendment, <br /> as indicated in the November 27 staff analysis and recommendation, and <br /> per the Planning Board recommendation. <br />
