*IV-B-S-d. Flag Lots <br /> a) Intent <br /> *Amended <br /> 7/5/88 Orange County discourages and restricts forming flag lots (as <br /> 8/6/90 defined in Section II- Definitions). A flag lot shall be <br /> 9/4/90 permitted if necessary to allow a property owner reasonable use <br /> and benefit from his land or to alleviate situations which would <br /> otherwise cause.extreme hardship for him. <br /> b) Lot Standards <br /> Flag lots are allowed only: <br /> (A) where necessary to eliminate access onto arterials (See <br /> Figure 1); <br /> (B) to reasonably utilize irregularly shaped land (See Figure <br /> 2); <br /> (C) to reasonably .utilize land with difficult topography (See <br /> Figure 3); <br /> (D) to reasonably utilize land with limited sites suitable for <br /> septic tank nitrification fields (See Figure 4); <br /> Y <br /> (E) where it is unlikely that a road created in lieu of a flag <br /> lot would ever be extended, or otherwise needed to <br /> provide access to adjoining parcels (See Figure 5); or <br /> (F) to provide for the protection of significant natural or <br /> cultural resources. <br /> No flag lot will be allowed if it increases the number of access <br /> points onto an arterial or collector street. <br /> The length of a flag lot between the street onto which it has <br /> access and the point where a lot dimension parallels the street <br /> shall be based on the size of the proposed regular lot. The <br /> following table indicates the allowed length of the flag portion <br /> of the lot based on the required minimum width of the regular <br /> lot (see example). <br /> 33-a <br />
