Z-4-96 CHARLES W.DAVIS AND JAMES L.DAVIS <br /> REVISE the Orange County Zoning Atlas to rezone 105 acres owned by Charles and James <br /> Davis from Rural Residential (R-1) to Residential 3 (R-3). The property is located on the <br /> east side of Old NC-86 and is bounded by Cates Creek to the northwest and the 1-40/NC 86 <br /> Economic Development District to the south. It is identified as part of lot 2,Tax Map 45, <br /> Hillsborough Township. The property is designated as Twenty-'Year Transition Area in the <br /> Orange County Comprehensive Plan. <br /> 2. Z-5-96 EFLAND AREA SETBACK OVERLAY DISTRICT <br /> REVISE the Orange County Zoning Atlas to include in the Efland Setback Overlay <br /> District areas located along the I-85/Highway 70 corridor between Hillsborough and <br /> Mebane which are currently designated as 10-Year or Twenty-Year Transition Area in <br /> the Orange County Comprehensive Plan <br /> ORANGE COUNTY ZONING ORDINANCE TEXT AMENDMENTS <br /> 1. EFLAND SETBACK OVERLAY DISTRICT <br /> Add ARTICLE 4.2.26 DISTRICT STATEMENTS OF INTENT AND APPLICATION <br /> CRITERIA (EFLAND SETBACK (ES) OVERLAY DISTRICT and Add ARTICLE <br /> 6.24 (EFLAND SETBACK OVERLAY DISTRICT) to establish community-wide <br /> setback requirements appropriate to the lot sizes and development patterns which <br /> existed in the Efland community when zoning regulations were implemented in Cheeks <br /> Township in 1984. The proposed Efland Setback Overlay District could apply in the <br /> Ten and Twenty-Year Transitions Areas as designated in the Orange County <br /> Comprehensive Plan. Proposed development standards include setbacks of eight feet <br /> from side and rear property lines, twenty feet from road rights-of-way, except along <br /> major arterial or collector roads, and would allow zero-lot line development internally <br /> within subdivisions. <br /> 2.
