It is zoned A-R and is in the <br /> Lower Eno Protected Watershed(L-ENO-PW) Overlay District. <br /> The area proposed for development is 24.98 acres in size. Fifteen lots are <br /> proposed,ranging from 1.02 to 3.37 acres. A 15.52 acre tract will remain for <br /> future development. <br /> Access to the property is from Phase II of Grand Oak Estates. When Phase II was <br /> approved, a stubout to the eastern property line was constructed. Access to Phase <br /> IV will connect to this stubout. The streets will be public and constructed to <br /> NCDOT standards. Access to the 15.52 acre tract, when developed, will be <br /> through a public right-of-way that was dedicated as part of Phase I. This access <br />
