A portion of the <br />12.5 acre parcel is also within the Major Transportation Corridor <br />(MTC) Overlay District. <br />d. Township — Cheeks. <br />e. West — 3604 Southern Drive owned by the Keizer's, split zoned R- <br />1 and 1 -1, utilized to support a sheet metal fabrication business. <br />Please refer to Attachment 2 for a vicinity map denoting the subject <br />parcel and surrounding properties. <br />Proposal: As detailed within Attachment 11 the purpose of the amendment is to extend the 1 -1 <br />zoning designation over both parcels. <br />The Keizer's have made an offer to purchase the properties in an effort to expand their existing <br />non - residential operation located at 3604 Southern Drive (PIN 9844 -86- 5155). They believe the <br />request represents a logical extension of the existing 1 -1 zoning district and will allow for the <br />expansion of an existing industrial operation consistent with the various policies of the adopted <br />2030 Comprehensive Plan. <br />If approved, the applicants plan to re- combine these 2 properties with their parcel at 3604 <br />Southern Drive to create a single, 1 -1 zoned, parcel. <br />It should be noted the approval of the rezoning request will not confer automatic development <br />rights to the applicant. Any proposed expansion of the existing sheet metal operation will still be <br />required to seek site plan approval in accordance with Section 2.5 of the UDO and demonstrate <br />compliance with various development standards, including parking, setbacks, land use buffers, <br />impervious surface limits, etc. <br />
