The <br /> current zoning is Rural Residential (R-1) and Back Creek Protected Watershed. <br /> Adjacent land uses are residential. <br /> The total acreage of the tract is 20.16 acres. The property is wooded with a mixture <br /> of hardwoods and pines. Moderate to steep slopes are found adjacent to a stream <br /> flowing north that eventually joins Mill Creek. The soils have been evaluated by a <br /> soil scientist and were found to be suitable for subsurface sewage disposal. An old <br /> house site evidenced by a stone chimney and remnant landscaping is located in the <br /> vicinity of lot 13. <br /> The Preliminary Plan for Victoria Woods has features of the conservation option <br /> and the cluster option as described in the Subdivision Regulations. The proposal <br /> includes 6.98 acres or 34.6%open space. A portion of the open space (4.51 acres) <br /> will be dedicated to a homeowners association as common area. Another 2.97 acres <br /> will be privately owned as part of the lots and will be reserved through conservation <br /> easements.
