The extensive water supply <br /> watershed zoning, water quality critical area zoning, and rural and <br /> agriculture residential zoning categories assure low-density <br /> residential development with average lot size expected to be 2 . 0 to <br /> 2 . 77 acres . Any non-residential development would be confined to <br /> activity nodes at certain crossroads at a level not requiring utility <br /> services . <br /> The existing collector and major local road system in Orange County <br /> is well developed in both the north/south and east/west directions . j <br /> The average spacing between collectors or from collectors to i <br /> arterials is three miles . The major local roads are spaced more <br /> frequently and form a finer network of roads . Spatially there does ; <br /> not appear to be a deficiency in the collector and major local road ' <br /> system. There are several large "superblocks" , primarily in Bingham <br /> Township ranging from 2, 800 to 3, 000 acres . These areas are shown in <br /> Figure 2 and described below. <br /> Bingham Township <br /> * Area bounded by NC 54 on the south, Dodsons Crossroads South (SR <br /> 1102) on the east, Dairyland Road (SR 1177) on the north, and <br /> Orange Grove Road (SR 1006) on the west. <br /> * Area bounded by Dodsons Crossroads on the west, Dairyland Road on <br /> the north and east, Bethel-Hickory Grove Church Road (SR 1104) on <br /> the east (within Chapel Hill study area) , and NC 54 on the south. <br /> * Area bounded by NC 54 on the north, Wildcat Creek Road (SR 1953 ) <br /> on the east, Old Greensboro Road (SR 1005) on the south, and <br /> Orange Chapel Road (SR 1956) and Morrow Mill Road (SR 1958) on <br /> the west. <br /> * Area bounded by Old Greensboro Road on the north, Ferguson Road <br /> (SR 1948) on the east, Jones Ferry road (SR 1942) and the Chatham <br /> County line on the south, and White Cross Road (SR 1951) on the <br /> west. <br /> * Area bounded by Mt.
