The Office has been located at the shopping center now <br /> known as Carrboro Plaza since 1986. : <br /> A summary of terms of the arrangement with the State are as follows: <br /> • Orange County provides the space. <br /> • Orange County provides maintenance for the space. <br /> • The State provides staff. - <br /> • The State provides all equipment and furnishings needed for their operation. <br /> • The State provides cleaning services. <br /> • The State provides utilities. <br /> A summary of the major lease terms is as follows: <br /> • Leased Premises: 1200 square feet; <br /> • Term of leaset Three (3) years, effective February 1, 1998 through January 31, <br /> 2001; <br /> • Rent: February 1, 1998 through January 31, 1999: $8.85/sq.ft. <br /> February 1, 1999 through January 31, 2000: $9.29/sq.ft. (5% increase) <br /> February 1, 2001 through January 31, 2001: $9.76/sq.ft. (5% increase) <br /> • Common Area Maintenance charges (CAMs) are additional to the base rent and are <br /> billed based on actual expenses of the year. CAMs include the cost of Taxes, <br /> Insurance and Maintenance for the exterior of the building, including parking lot and <br />
