2 ' <br /> Final Plat for the remainder of Phase I is expected to be submitted by mid- <br /> September,pending completion of road improvements. <br /> Phase II received Preliminary Plan approval on November 19, 1996. Phase II <br /> contains 118 acres and is located south of Rigsbee Road, west of University <br /> Station Road and the Southern Railroad. It included 61 residential lots, and <br /> two open space lots totaling 7.9 acres. A Final Plat application has not been <br /> submitted. <br /> Phase III contains 185 acres is generally located northwest of Rigsbee Road, <br /> south of NC 10, and east of Stoney Creek. It includes all of lot 47 of Tax Map <br /> 26, in Eno Township. Seventy-two residential lots are proposed. Two open <br /> space lots totaling 67 acres are to be owned by the homeowners association. <br /> About 34 acres of the open space is proposed to be subject to a conservation <br /> easement dedicated to Orange County. Three community well sites are <br /> located in the remaining portion of the open space. <br /> The zoning district is R-1 Rural Residential and Lower Eno Protected <br /> Watershed.. The Land Use Plan designation is Rural Residential. <br /> Discussion of concerns related to the proposed subdivision is provided in the <br /> attached report by the Planning Staff dated August 20, 1997 and entitled <br /> "Impacts and Issues- University Manor Subdivision Phase III". <br /> PLANNING BOARD RECOMMENDATION <br /> The Planning Board considered the Preliminary Plan for University Manor <br /> Phase III on July 30, 1997 and recommended approval. The vote was <br /> unanimous. <br /> RECOMMENDATION: The Administration recommends approval of the Preliminary Plan for <br /> University Manor Phase III per the attached Resolution of Approval. <br />
