The previous Concept Plans were consolidated <br /> because a single developer, Sanford Bailey,was interested in the entire area. <br /> The consolidated Concept Plan included a total of 281 residential lots, a 30- <br /> acre park site to be dedicated to Orange County, and 167 acres of open space. <br /> The total area encompassed by the Concept Plan, including the park site, is <br /> 595 acres. The overall density of development is one dwelling unit per 2.12 <br /> acres. <br /> PRELIMINARY PLANS <br /> Phase I (99 acres, 47 lots) received Preliminary Plan approval on December <br /> 19, 1995. Phase I is generally bounded by NC 10, New Hope Church Road <br /> and Stoney Creek. A Final Plat has been recorded for 9 lots in Phase I. A <br />
