16 <br /> 7. There is only one subdivision road proposed. Its length does not <br /> exceed 350 feet. It serves no more than five lots. Its grade does not <br /> exceed nine percent. The land being subdivided is not connected to of <br /> is part of another subdivision required to be served by public roads. In <br /> addition, the average lot size within the subdivision is at least 40,000 <br /> square feet. <br /> (Not applicable) <br /> EVALUATION SUMMARY: The proposed private roads are justified because the <br /> subdivision is located in the University Lake protected watershed and includes almost 30 <br /> acres of permanent open space to protect natural and visual resources. In addition, one <br /> of the proposed roads may not qualify for State maintenance if the minimum density <br /> requirements are not met. The Planning Staff recommends that the proposed roads be <br /> approved as private roads with the classifications shown on the Preliminary Plan with <br /> the conditions of approval listed in the Resolution of Approval. <br />
