Current zoning is Rural Residential south of the <br /> township line,Agricultural Residential north of the township line, and Back Creek <br /> Protected Watershed. Phases 1 and 2 of Mill Pointe are located across Mill Creek <br /> Road and were completed in 1995. <br /> The tract is 119.68 acres with 59 lots proposed. A portion of the property is <br /> currently being farmed by the owner, C.M. Ray, Jr. The majority of the site slopes <br /> at a gradient of less than 7.5%. Slopes between 7.5% and 15% cover less than 30% <br /> of the site. Slopes over 15% (Secondary Conservation Area) are found on <br /> approximately two acres near the northwest corner of the site. <br /> The land drains to the west toward Back Creek. Two small intermittent streams <br /> flow near the northern and southern boundaries of the subdivision and then under <br /> Mill Creek Road. The streams are considered Primary Conservation Area. A stream <br /> buffer is provided along the streams; a 30-foot land use buffer is required adjacent <br /> to the right-of-way of Mill Creek Road. <br />
