Current zoning is Rural Residential south of the
township line, Agricultural Residential north of the towiship line, and Back Creek
Protected Watershed. Phases 1 and 2 of Mill Pointe are located across Mill Creek
Road and were completed in 1995.
The tract is 119.68 acres with 59 lots proposed. A portion of the property is
currently being farmed by the owner, C.M. Ray, Jr. The majority of the site slopes
at a gradient of less than 7.5%. Slopes between 7.5%and 15% cover less than 30%
of the site. Slopes over 15%(Secondary Conservation Area) are found on
approximately two acres near the northwest corner of the site.
The land drains to the west toward Back Creek. Two small intermittent streams
flow near the northern and southern boundaries of the subdivision and then under
Mill Creek Road. The streams are considered Primary Conservation Area. A stream
buffer is provided along the streams; a 30-foot land use buffer is required adjacent
to the right-of-way of Mill Creek Road.
