s <br /> 2 <br /> f <br /> The Concept Plan for Phases 2 & 3 was approved by the Planning Board on May <br /> 20, 1996, prior to adoption of Flexible Development regulations. <br /> Access into Phases 2 & 3 is provided by the extension of Raineywood Drive, <br /> which was approved in Phase 1. <br /> Any further development may generate the need for a traffic impact study. A <br /> traffic impact study is required when a subdivision contains 80 or more dwelling <br /> units or where the estimated traffic generated by the subdivision exceeds 800 trips <br /> per day. Buck Run and Raineywood Phase 1 have a total of 52 lots. The 19 <br /> additional lots brings the total to 71. <br /> There are two Fiscal Impact Analyses provided. One is for Phases 2 and 3 and the <br /> other is cumulative, and includes the lots previously approved in Phase 1. <br /> On July 2, 1997 the Planning Board unanimously recommended approval of the <br /> Preliminary Plan for Raineywood Phases 2 & 3 subject to the conditions <br /> contained in the attached Resolution of Approval. <br /> RECOMMENDATION: The Administration recommends approval of the Preliminary Plan for <br /> Raineywood Phases 2 & 3 per the Planning Board recommendation. <br />
