The proposed division is considered a major subdivision <br /> because it proposes the sixth lot created from one parcel within four months. <br /> According to the definition of "minor subdivision" in the Subdivision <br /> Regulations, a maximum of five (5) lots, including the residual acreage, may be <br /> created from one tract within any 24-month period. <br /> The size of the parcel is 2.86 acres. The current zoning is Rural Residential (R-1). <br /> The subdivision is not located in a protected watershed. The site slopes very <br /> gradually toward a low drainage area located approximately 200 feet from the <br /> southwest corner of the property. This drainage pattern begins at a culvert under <br /> Davis Road, extends into a small manmade ditch for about 100 feet,then spreads <br /> out over a 30 to 50-foot area and may involve a spring. The flow at this point is <br /> southeast; however, it eventually turns northeast to form a tributary of Cates <br /> Creek located south of Hillsborough. <br />
