It is <br /> zoned R-1 and designated Back-PW in the Land Use Element of the <br /> Comprehensive Plan. The Concept Plan was approved prior to the adoption of <br /> Flexible Development regulations. The subdivision was proposed as a cluster to <br /> allow the reduction in minimum lot width and building setbacks. No reduction in <br /> minimum lot size is proposed. Side setbacks are proposed to be reduced to 10 <br /> feet and approximately 10 lots will have a reduction in minimum lot width. These <br /> lots will average 110 feet in width. <br /> The Planning Board approved the Concept Plan for Beaver Valley on June 17, <br /> 1996. The Concept Plan included 101.76 acres with 75 lots and 20.36 acres of <br /> open space centered along intermittent streams. <br />
