Lots 2-7 will have <br /> easements on the common open space for sewage disposal. <br /> Belmont follows the Conservation Option for Flexible Development. Eighteen(18) <br /> new residential lots are proposed that average 1.2 acres in size. A minimum of 33% <br /> open space is required. A total of 8.7 acres (35.6%) open space is proposed in the <br /> form of common area(1.9 acres) and buffers on individual lots adjacent to the <br /> floodplain and subdivision boundaries (6.9 acres). <br /> One new public road ending in a cut de sac is proposed to serve all of the new lots. <br /> No new lots will have direct access to Moorefields Road. <br /> The Planning Board unanimously recommended approval of the Preliminary Plan <br /> for Belmont as a Flexible Development Conservation Option on April 2, 1997 <br /> subject to the conditions contained in the attached Resolution of Approval. <br /> RECOMMENDATION: The Administration recommends approval of the Preliminary Plan for Belmont <br /> Subdivision per the Planning Board recommendation. <br />
