He complimented Gene Bell on the work that he did with <br /> 16 this Commit im. He endorsed the plan in general,but he requested that several areas be reviewed again by the <br /> 17 Planning Board along with several members of the Stoney Creek Committee. He mentioned in particular that there <br /> 18 was concern about the set back options for the Village Option. Several members felt that the commercial center of <br /> 19 the Village Option should be buffered and set back so as not to be visible from the road. They had come up with <br /> 20 reconuttendationsvhich would encourage that outcome. <br /> 21 <br /> 22 Cheri Rosentond,a resident of the Stoney Creek Basin area,appreciated being notified about this being an <br /> 23 agenda item. She is concerned about the possibility that the Stoney Creek Planning process as well as the regular <br /> 24 FlexVe Development Plan process could go ibrward without notification to the local homeowners. She would very <br /> 25 much Pike to have homeowners notified when items impacting their neighborhood come before the Planning Board. <br /> 26 She also requested information regarding the 30 acre park that was mentioned as a part of another deve"ment. <br /> 27 She hoped that if a similar situation existed in the Stoney Creek Basin the residents would be notified and the County <br /> 28 would work with the landowners about how the park would be developed and used. <br /> 29 <br /> 30 County Manger John Link indicated that Me Masai Plan for Recreation and Parks would be revisited by the <br /> 31 Board of ConxNssioners in the near future. At that time they will be asked to appoint a committee to review the <br /> 32 current plait. A part of that review would certainty be to include the area residents in discussion and planning. <br /> 33 <br /> 34 A notion was made by Commissioner Carey,Jr.,seconded by Commissioner Gordon,to refer the proposed <br /> 35 amendments(C1 a,2b,3a, &4b)to the Manning Board for a recommendation to be returned to the Board of <br /> 36 Commissioners no sooner than April 1, 1997. <br /> 37 VOTE: UNANIMOUS <br /> 38 <br /> 39 <br /> 40 L Zoning Atlas Amendments <br /> 41 (a) Z-1-97 Carderi's Body and Paint Service <br /> 42 This item was presented by Mary Willis for the purpose of receiving citizen comment <br /> 43 on a rezoning proposal of the Planning Staff to coned an error in the Zoning Atlas. The properties are located on the <br /> 44 east side of NC 156 between Wagoner Dairy Road and Blalock Road. The rezoning involves two contiguous parcels: <br /> 45 Tax Map No.1.10-10G at 7700 NC 157,containing 2.02 acres and owned by Charlie and Jerdine Mangum;and Tax <br /> 46 Map No. 1.10_110G at 7709 NC 157, having 10.97 acres and owned by William H.
