Preliminary Plans <br /> (1) Amberidge <br /> (Chapel Hill Township -27 Lots) <br /> Presentation by Eddie Kirk. <br /> The property is located between University Station Road and the Chapel <br /> Hill Spur of the Southern Railroad in northern Chapel Hill Township. <br /> Ten(10)residential lots are proposed on a 10.4 acre tract. The current <br /> zoning is Rural Residential and Lower Eno Protected Watershed. <br /> The land drains to the northeast comer where a small intermittent stream <br /> from a nearby pond flows under the railroad. A stream buffer is provided <br /> along the stream;a 50-foot land use buffer is required adjacent to the <br /> railroad right-of-way. <br /> The site is almost entirely wooded except for a small garden area and an <br /> overhead power line on the western portion of the tract. The trees on site <br /> are mixed pines and hardwoods approximately 25 years old,which <br /> indicates that the land was farmed in the recent past. <br /> Access to the property is from University Station Road(SR 1712). <br /> • Amberidge Drive is proposed to be public and constructed to NCDOT <br /> standards.Each lot will receive access from Amberidge Drive and be <br /> served by individual wells and septic tanks. <br /> The Planning board unanimously approved the Conventional Concept <br /> Plan for Amberidge Subdivision on December 4, 1996 with the condition <br /> that access to all lots be limited to the new subdivision road. This <br /> condition has been included in the Resolution of Approval. The <br /> subdivision layout is the same as approved on the Concept Plan. <br /> The Planning Staff recommends approval of the Preliminary Plan for <br /> Amberidge Subdivision subject to the conditions contained in the <br /> Resolution of Approval. <br /> MOTION: Strayhom moved approval as recommended by the Planning Staff. <br /> Seconded by Allison. <br /> VOTE: Unanimous. <br />
