165 <br />Preconstructio Monitoring — MBAJ Architecture's <br />construction monitoring begins in the early stages of the <br />project's design process. An MBAJ Construction Administrator <br />partners with the MBAJ Project Team for the life of the project. <br />As part of MBAJ's in -house quality control, the Construction <br />Administrator performs constructability reviews throughout the <br />document preparation. <br />Upon award of the project, the selected contractor joins the <br />MBAJ Project Team. The shared ownership of the project with the <br />`7 have worked with two construction contractor is critical to the project success. MBAJ Architecture creates <br />administrators from your firm. I am a Construction Project Team that is inclusive of the contractor and <br />very pleased with theirprofessionalism, takes advantage of the contractor's knowledge and experience to <br />attention to detail, courtesy and overall achieve the best possible product for the client. <br />performance... They earn exceptionally <br />high marks in the areas of documents Construction Monitoring — Successful construction administration <br />depends on effective communication. During the construction period, <br />MBAJ `Architecture's Construction Administrator visits the site weekly <br />and remains on call at all times. The Construction Administrator <br />serves as MBAJ's point -of- contact for clarity of communication. A <br />timely MBAJ response to issues that arise in the field is critical to the <br />project's success. All site visits, meetings, and contractor queries are <br />documented, and in a timely manner, followed with a clearly - <br />written communication from MBAJ. <br />'Emely Decision Ma — Most construction disputes arise <br />out of poor communication or untimely decision - making. To <br />minimize these occurrences, the MBAJ Project Team strives to <br />remain ahead of potential problems and resolves issues as they <br />arise. A tailored approach to Quality Assurance, coupled with <br />positive communications, speeds up the MBAJ response time <br />throughout the construction of <br />777 . your facility. <br />... He <br />did an amzaing job of balancing everyone's <br />interests throughout the project..." <br />— Craig Floyd <br />Project Manager, Branch & Associates, Inc. <br />Owner Occupancy — The culmination of the design and delivery process <br />is owner occupancy of the new or reconditioned facility. This is the most <br />rewarding aspect of a successful project. MBAJ assists the owner with a <br />smooth and timely transition from construction completion to occupancy and <br />operations. <br />Construction Contract Closeout — The most critical milestone of the design and <br />delivery process is the final payment to the contractor. Upon completion of all <br />punch list items, receipt of operation and maintenance manuals, and submission <br />of as -built and contract closeout documents, MBAJ will certify on behalf of the <br />owner, the final payment to the contractor. MBAJ has long established proven <br />procedures and checklists which are diligently respected to ensure proper <br />project closeout. <br />Post Occupancy Warranty Period. a. d Inspections — Just as MBAJ <br />methodically closes out the construction contract on behalf of the owner, MBAJ <br />also remains on call, during the contractor's twelve -month warranty period. <br />Moreover, MBAJ conducts a twelve -month warranty review of the new or <br />reconditioned facility to check, on behalf of the owner, items which may require <br />action of the contractor. <br />
