Alexander.Baldwin <br />We have gained a great deal of experience in the last 3 -1 years in understanding the <br />demand for development in the Eno [`DD. Through the experience described below, we <br />have determined that there is considerable demand for flex space to be used by light <br />industrial and service industries at the location of'our property. We have seen no interest, <br />in its use as office space for doctors or attorneys or as a child care facility. etc. As you are <br />aware, these are some of the uses allowed currently under the 1,J)D- I classification. <br />We believe the most likely and promising opportunity for developing our property is for <br />its use as flex space zoned EDD-2 and able to be by service industry, for example a <br />contractor or as a regional service center. We see no opportunity to develop our parcel <br />Z.1�1 I <br />even in the reasonable future zoned as EDD-1, <br />In the last several years we have renovated and upgraded an adjacent lot as flex space and <br />since the renovation have had considerable interest, from organizations wanting to rent the <br />facility. We have been able to continuous rent the property, first to a geotechnical drilling <br />contractor and currently to a towing company providing towing services primarily to the <br />NC-' State Highway Patrol, <br />We also collected considerable inibi-mation supporting the interest in flex space with <br />fenced yard as the subject property was listed as "build to suit." for the last number of <br />years. To date the lack of public sewer has restricted our ability to carry through with any <br />development approaches. <br />We believe that changing the zoning of this parcel to E'DD-2 certainly complies with the <br />purpose of the Comprehensive Plan and Economic Development Districts to foster <br />responsible industrial and commercial development in Orange County in a reasonable <br />time frame. <br />you for your attention to this important matter.
