15 <br /> STAFF NOTE: <br /> DELETING THE CONSERVATION OPTION: <br /> • Addresses the problems encountered with previous conservation option <br /> developments in which open space was scattered along required setback areas <br /> and open space areas were not wide enough to meet the desired objectives. <br /> • With the exception of the estate option, addresses problems with enforcement of <br /> conservation restrictions on privately owned open space. <br /> • Addresses the problem with open space being privately owned and not usable for <br /> passive recreation for the surrounding community. <br /> • Removes open space from individual lots, thus eliminating the problem with not <br /> enough space on a lot of minimum (40,000 square foot) 'lot size to site a <br /> residence, accessory buildings and septic system and repair area. <br /> g:\may599\flexdev.not\5-13-99\kl <br />
