73 <br /> Population and Land Requirement Projections <br /> One of the initial and fundamental steps in the land use <br /> planning process is calculating the amount of land required <br /> to accommodate projected growth in a given area. Generally, <br /> the amount of land required for residential and associated <br /> non-residential uses are directly related to the size of the <br /> population. Tables 3- through 3- summarize the population <br /> trends and estimated land requirements for Chapel Hill <br /> Township north of the JPA during the plan period. <br /> Table 3- summarizes population estimates and projections for <br /> population, while Table 3- projects the number of new homes, <br /> required to meet the demands of new residents. The average <br /> household sizes used for projections in Table 3- assume that <br /> the trends towards smaller household sizes will continue,' <br /> leveling off towards the end of the plan period. The <br /> projected averages, though, are greater than those used for <br /> other townships. This is a reflection of construction trends <br /> in the area. The square footage of new site built homes in <br /> Chapel Hill Township has been larger than other areas of the <br /> County, approximately 46%, or 780 square feet greater during <br /> 1987.
