Rt. 3, Bo*x 685 <br /> Hillsborough, NC 27278 <br /> March 20, 1988 <br /> Mr. Gene Bell <br /> Land Use Planner 0 D <br /> Orange County Planning Department <br /> Corbin Street <br /> Hillsborough, North Carolina 27278 <br /> Dear Mr. Bell: <br /> I understand Orange County is revising its land use plan for Ef land <br /> Cheeks Township, and am writing to urge you to consider changing the <br /> designation of the strip of land in Ef land north of U.S. 70. <br /> As 1-40 is completed this fall, the Ef land area can expect a quantum <br /> Increase In traffic. This is reflected in the current 10-year transition <br /> area designation surrounding Ef land, and in the existing industrial/ <br /> commercial designation of much of Ef land proper. It is clear urban density <br /> is expected and planned for. <br /> We feel, therefore, that the exclusion of the north side of U.S. 70 in <br /> "downtown" Ef land is inappropriate for the following reasons: <br /> 1 ) The recent addition of the Infrastructure of water and sewer will <br /> hasten growth of both sides of U.S. 70; <br /> 2) The traffic patterns along U.S. 70 will force less residential use <br /> on both sides of U.S. 70; <br /> 3) The present land-use designation makes the Red & White store <br /> akin to "spot zoning;" and <br /> 4) The forces shaping growth in the area demand more designations <br /> to support non-industrial commercial and office uses. <br /> In short - Ef land is going to be,Orange County's newest town-center, and <br /> there is no designation allowing for orderly, attractive non-industrial <br /> ORION <br />
