JIM <br /> A1111i <br /> d Mr <br /> ORANGE COUNTY PLANNING DEPARTMENT <br /> 306F REVERE ROAD <br /> HILLSBOROUGH, NORTH CAROLINA 27278 <br /> MEMORANDUM <br /> TO: COUNTY HANASER <br /> BOARD OF COUNTY COMMISSIONERS <br /> PLANNING BOARD <br /> FROM: PLANNING DIRECTOR <br /> DATE: MAY 23, 19s8 <br /> SUBJECT: EXPANSION OF COMMERCIAL-INDUSTRIAL ACTIVITY MODE <br /> (CHEEKS TOWNSHIP LAND USE PLAN COMPONENT) <br /> COPIES: PLANNER III (COMPREHENSIVE) <br /> As part of the Cheeks Township Land Use Plan update, a <br /> petition was submitted by Dolly A. Hunter to include property <br /> on the northeast corner of U.S. Highway 70 and Oak Street in <br /> the Commercial-Industrial Activity Node. (See attached letter <br /> and map. ) Such petitions are not without precedent inasmuch <br /> as several are to be considered as part of the Joint Planning <br /> Area public hearing •on June 30. Others were received •during <br /> the initial preparation and consideration of the Joint <br /> Planning Area Land Use Plan. Such petitions are also <br /> different in that they are considered within the context of a <br /> larger plan amendment. <br /> Upon consideration of the request, the Planning Staff <br /> has proposed, as part of the Cheeks Land Use Plan update7 <br /> that the Activity Node be extended . in an easterly direction <br /> approximately 560 feet and 290 feet in a northerly direction <br /> - the approximate depth of the Red 4 Wh.ite Food Store lot. <br /> The expansion was proposed because of Staff concurrence with <br /> some of the• points made in the Hunter petition. <br /> Specifically, the availability of water and sewer will <br /> increase growth pressures, and traffic increases along U. S. <br /> Highway 76 will cause residential to non-residential use <br /> conversion on both sides of the highway. <br /> Since the preparation of the proposal to be presented at <br /> public hearing, the petitioner contacted adjoining property <br /> owners to inform them of the request. Subsequently, one or <br /> more adjoining arid/or nearby property owners contacted the <br /> Planning Department with concerns about the Activity Node <br /> expansion.
