17 <br /> intersections in the Township. <br /> A total of four activity nodes have been designated in Cheeks <br /> Township: <br /> REFERENCE: CK-11 Efland Center <br /> LOCATION: Efland Commercial Area <br /> PLAN CATEGORY: Commercial-Industrial Transition <br /> ANALYSIS AND EVALUATION: An existing commercial/industrial <br /> node is located in Efland, focused on the intersection of <br /> Southern Drive and Mt. Willing Road. This node currently <br /> serves as a focal point for lower and medium intensity <br /> residential, commercial and industrial uses. As Efland <br /> develops, new growth should "infill" suitable vacant land <br /> within the immediate area to take advantage of the existing <br /> infrastructure which includes the water supply from a central <br /> system and the first -p-base of the Efland Sewer Project. Due <br /> to the location of this node entirely within a water supply <br /> watershed, industrial and commercial uses should be limited <br /> to those types which have a demonstrated record of not <br /> generating Pollutants, either through the industrial process <br /> or the size of the operation, and which are known not to <br /> degrade or harm water quality. Those uses which do meet this <br /> initial criteria should be designed and built in ways to <br /> minimize any other potential negative impacts on the quality <br /> of water draining to the Upper Eno watershed. <br /> REFERENCE: CK-2, Miles North <br /> LOCATION: U.S. 70 and Buckhorn Road (SR 1114) <br /> PLAN CATEGORY: Commercial-Industrial Transition <br /> ANALYSIS •AND EVALUATION: This node is located I at the <br /> intersection of at arterial (US 70) and a collector. <br /> Existing commercial uses at or near this site include a small <br /> mill outlet and two gas stations, one of which is also a <br /> small store. There are no environmental constraints imposed <br /> by sensitive lands, but the area does lie in the extreme <br /> southwestern corner of the Back Creek Watershed. A rail line <br /> is nearby. This site is presently served by a central water <br /> system with possible future sewer line extensions. These <br /> facts, combined with its proximity to Mebane, create the <br /> potential for fairly intensive commercial and industrial uses <br /> during the initial phase of the Plan since this node falls <br /> within the _10-Year Transition Area that extends beyond the <br /> Mebane ETJ. As this site becomes more intensively developed, <br /> care should be taken to ensure that the highway intersection <br /> is upgraded sufficiently to handle the increased load. <br /> REFERENCE: CK-3, Miles South <br /> LOCATION: Interstate 85 and Buckhorn Road (SR 1114) <br /> PLAN CATEGORY: Commercial-Industrial Transition <br /> ANALYSIS AND EVALUATION: This node is located at the <br /> 3.8-15 <br />
