- <br /> OrganizinQ Concepts <br /> The following Township policy statements represent the <br /> organizing concepts around which the Land Use Plan for Cheeks <br /> Township has been constructed: <br /> 1) The .Towns ' of Mebane and Hillsborough extra- <br /> territorial planning jurisdictions are the <br /> designated Ten Year Transition Areas for immediate <br /> and near future residential development at urban <br /> densities. <br /> 2) The community of Efland,, though unincorporated,, is <br /> considered to be urban in character and is <br /> designated Ten Year Transition for immediate and <br /> near future residential development at urban <br /> densities. <br /> 3) Residential development at urban densities will <br /> occur much later in the development pattern in the <br /> area north of US 70 and north of the Town of <br /> Mebane's extra-territorial planning jurisdiction. <br /> Such development i*s also likely to occur along the <br /> US 70 corridor extending both east and west from <br /> Efland. <br /> 4) The remainder of the study area is considered <br /> appropriate for low density rural residential <br /> development. <br /> 5) The areas in the immediate vicinities of Efland, <br /> the 1-85/Buckhorn Road interchange and the US <br /> 70/Buckhorn Road intersection are suitable for <br /> commercial and industrial uses. These areas are <br /> referenced as the Efland Center (CK-1) Miles South <br /> (CK-3) and Miles North (CK-2) Commercial Industrial <br /> Transition activity nodes. <br /> 6) Duke Forest, undeveloped county-owngd._ lands in tb_e <br /> Seven Mile Creek drainage basin.- and the <br /> Mo=efAelds Estate are considered public interest <br /> areas. <br /> 7) The portion of the Upper Eno Watershed in the study <br /> area, including, but not limited to, McGowan Creek, <br /> Lake Ben Johnson and Seven Mile Creek subbasins, is <br /> designated as a protected water supply watershed <br /> providing public water supplies to Hillsborough and <br /> the Efland-Mebane area. <br /> 8) The portion of the Back Creek Watershed in the <br /> study area, including, but not limited to, Back <br /> Creek and Mill Creek, is designated as A protected. <br /> water supply watershed providincr Rublic water <br /> 3. 8-9 <br />
