The development shall contain an area known as a."townhouse use area." <br /> 4 This area shall be designed to provide for a variety of housing opportunities, <br /> 5 including residential buildings such as townhouses and/or apartments in close <br /> 6 proximity to the storefront area, and to provide for the flexible use of such <br /> 7 buildings to accommodate compatible business and civic uses which <br /> 8 supplement the storefront area. The townhouse use area shall be a designated <br /> 9 geographic unit generally located along neighborhood streets and adjacent to <br /> 10 the storefront area. In approving a conditional use permit for a Village Mixed <br /> 11 Use Development, the Board may approve the following uses not generally <br /> 12 authorized in an area zoned R-10, subject to such restrictions and conditions <br /> 13 relating to locations, use classifications, and other matters as the Board may <br /> 14 provide: <br /> 15 <br /> 16 1. Personal or business services <br /> 17 2. Office <br /> 18 3. Private club <br /> 19 4. Restaurant <br /> 20 5. Artist studio <br /> 21 6. A maximum of 4 guestrooms for lodging <br /> 22 7. Medical clinic or facility <br /> 23 8. Retail sales, if in conjunction and on the same lot as a home <br /> 24 occupation <br /> 25 <br /> 26 b. The development shall also contain a"single-family detached residential use <br /> 27 area" designed to provide for single-family detached homes in a residential <br /> 28 neighborhood environment. In approving a conditional use permit for a <br /> 29 Village Mixed Use Development, the Board may approve the following uses <br /> 30 not generally authorized in a single family detached residential area zoned R- <br /> 31 10, subject to such restrictions and conditions relating to locations, use <br /> 32 classification_ s,and other matters as the Board may provide: <br /> 33 <br /> 34 1. Office, as an accessory use, or for not more than 2 full-time employee <br /> 35 equivalents. <br /> 36 <br /> 37 (c) In addition to other applicable use regulations as provided above, lots within the following <br /> 38 areas may not be used for the purposes indicated below: <br /> 39 <br /> 40 (1) Storefront use areas: <br /> 41 <br /> 42 a. drive-in or through windows <br /> 43 b. uses requiring loading or unloading during non-daylight hours. <br /> 44 <br /> 45 (d) In approving a conditional use permit for a village mixed use development, the board of <br /> 46 aldermen shall ensure, by approval of a condition, phasing schedule, or otherwise, that the nonresidential <br /> .................».................»».........».»»»»»»..........»»......................».......,.,.. .............................»»... ,..»........... ,»............................ <br /> (Page 11 of 35 <br />
