Davis, Planner III Ext. 2580 <br /> Craig Benedict, Director Ext. 2592 <br /> TELEPHONE NUMBERS: <br /> Hillsborough 732-8181 <br /> Chapel Hill 968-4501 <br /> Durham 688-7331 <br /> Mebane (336)227-2031 <br /> PURPOSE: To receive public comment on the proposed Approval Procedure Amendments for the <br /> Economic Development, Commercial and/or Industrial Districts Amendments in the Subdivision, <br /> Zoning Ordinance and Economic Development Districts Design Manual. <br /> BACKGROUND <br /> Request <br /> • Amend the Approval Procedures and related sections in the Subdivision, Zoning Ordinance and <br /> Economic Development Design Manual. <br /> Provides for initial review by the Planning Staff of proposed subdivisions in the Economic <br /> Development, Commercial, and/or Industrial Districts. <br /> • Sets up all subdivisions (minor and major) in these districts to follow the preliminary plan approval <br /> process in the Subdivision Ordinance. <br /> • Requires all roads in these subdivisions to be public and constructed to NCDOT standards. <br /> • Provides for a minimum lot size of 4 acres in the Economic Development Districts. <br /> • Requires dedication of right-of-way and construction of master planned roadways in Economic <br /> Development districts. <br /> • Promotes service and/or frontage.road interconnectivity. <br /> • Limits road cuts to major roadways. <br /> • Provides for non-conforming lot development standards. <br /> Location <br /> Amendments will apply to the entirety of Orange County lying outside the municipalities and their <br /> extraterritorial jurisdictions, if any. <br /> Development Process, Schedule and Action <br /> • Public Hearing on November 27, 2000. <br /> • Refer amendment to the Planning Board for a recommendation back to the Board of County <br /> Commissioners no sooner than January 18, 2001. <br /> g:\eddielamend-sredd-abstract\ll-10-00ldg <br />
